Weerts Logistics Park: Changing of the Guard

About the Project

Changing of the guard. During the development of the large-scale distribution center, Goodman sold the project to Weerts just before construction began. Hence: a changing of the guard.

Commissioned by Goodman, we designed a distribution center at a redevelopment site in a prominent location along the highway. During construction, we implemented specific tenant requirements on behalf of Weerts.

Vicoma’s Role

Due to a shortage of lots in specialized logistics business parks, the focus is increasingly shifting toward redevelopment sites.

Such “brownfield” sites typically require significantly more consulting expertise. This was also the case in Oosterhout. Among other things, the project had to take into account phased demolition and construction, soil contamination, soil remediation, noise, water management, and external safety.

Vicoma applied its expertise in logistics, architecture, and civil engineering. In addition, Vicoma provided support in addressing site-specific factors. For example, Vicoma’s in-house structural engineers, working closely with the geotechnical consultant, analyzed the soil improvement requirements to arrive at an economically optimal solution. Finally, Vicoma played a key role in the BREEAM process, during which the target was raised from “Very Good” to “Excellent.”

Result

An impressive complex with a floor area of no less than 67,000 m2. Situated in a prominent, highly visible location along the A27.

And we broadened and deepened our expertise in various fields. We investigated specific location-related issues and were able to address them expertly. The knowledge we gained will certainly help us with future projects.
