Loven Estate: Efficient conversion of a factory into a logistics centre

About the Project

“Can we efficiently lease this plaster factory by renovating or expanding it?” That was the question posed to Vicoma. With its prime location and substantial footprint, we immediately saw the potential to transform the factory into a large-scale, modern distribution centre. Some parts of the complex were relatively new but still unsuitable for logistics purposes, while others required significant upgrades. We got to work straight away.

Vicoma’s Role

Securing a concrete end-user early in the process proved to be a game-changer. Vicoma connected Solar Nederland (formerly Vegro), a wholesaler of sanitary, electrical, and heating products, with property owner Craijenstein. This enabled us to tailor the development precisely to the user’s needs from the outset.

We designed a multifunctional logistics centre complete with office space, managing the full process from demolition and design to delivery and commissioning. Our involvement extended beyond construction: we also advised Solar on the optimal logistical layout for their operations.

Result

A sustainable and cost-effective transformation of an industrial facility into a high-performing logistics hub. One standout feature was our recommendation to implement automated order picking with high-rise cranes; a unique solution in the Dutch market. The result: faster service, improved efficiency, and an end-user delighted with the outcome.
