Goodman: Multi-level distribution centre

About the Project

In recent years, Goodman has been shifting its development strategy. Traditional “greenfield sites” on the outskirts of logistics parks are no longer the primary focus. Instead, Goodman is increasingly targeting “brownfield sites” near city centres to meet the demands of “last mile” urban logistics.
One such opportunity arose along the “Nieuwe Maas” in Rotterdam, where Goodman asked Vicoma to help explore an entirely new typology: a multi-storey distribution centre with a true wow factor.

Vicoma’s Role

Vicoma immersed itself in the brief, the site, and the broader context. We conducted a detailed analysis of spatial and planning parameters. The Port of Rotterdam sets high standards for spatial quality, which are laid out in its visual quality framework, The Appearance of the Port.
Using these insights, we developed a concept and architectural design for a striking building. We presented this proposal to both the Port Authority and the Q-team – the committee responsible for safeguarding visual quality within the port area.

Result

A beautifully designed distribution centre in a prominent location within the Port of Rotterdam. A new typology: a 50-metre-high “distribution tower” featuring striking ramps for freight traffic to access every level.

The Q-team, with the “Q” standing for Quality,– monitors the visual quality of the Port of Rotterdam. This team comprises experts in architecture, urban planning, and landscape design. Below are some positive remarks from the esteemed members of this committee regarding our design:
